RELEVANCE

The condition of our property, structure and surrounding neighboring areas was substantially damaged from fire, illegal construction and neglect.

No condition to open this December 2025. Punitive actions are a consideration as the former renters could have resulted in more damage to the community much less bodily harm.

Recent Trip back down to ‘Pick up the Pieces’ from the destructive path by our recent renters was extremely constructive.

Goal: Turning Lemons into Lemonade.

Present conditions left by the past renters made it clear they have no interest in remaining accountable nor fear any consequences.

We don’t intend to sell and remain close with many business owners in our community. The actions of our past tenants who paid less than 1/2 market for the rent do not appear systemic. Their new location is filled with glamor as a bar so the lack of cleanup & destruction at our place clarified their perceptions of accountability.

Current Structure is a Liability awaiting to be constructed back into a Productive Asset: Generating Cash Flow for the better or our team BY SERVING THE COMMUNITY.

We see Goods Services not readily available which may be in demand.

There is no affordable > distinct studio posada for active humans. Our 2 locations may help create a yin / yang for families & people on the move.

We continue to see Punta del Este as a safe haven within the coming storms but there are local concerns. A history of consumption and services by the current populace is vastly different from the immigrants who came from Europe to built many of the historic structures throughout the southern cone.

Many properties in Uruguay along the coats have benefitted from the boom but we’re not driven by accretion. We seek to become creators of solutions > providing humble value.

Our nice is we are starting in a premier location offering services not available by traditional methods.

The owners also embrace convexity in lifestyle and capital structure. We will own our properties and build in such a way our balance sheet will ensure no debt and limited liabilities.
